Understand the Process:

For some, buying a home is something they have done before and are comfortable with and have experience with the process. For others, it is a daunting first-time process that can become overwhelming. If needed, we’ll sit down with you and explain the home-buying process from A to Z to ensure that your transaction progresses smoothly.

Getting Pre-Qualified

We encourage all of our buyers to get pre-qualified before beginning their home search. This advance preparation will enable you to accurately predict how much you are comfortable paying when you find the home you would like to purchase.

Beginning the Search

We will send you a complete list of homes available within your specific criteria. In this way, you can begin deciding which homes you would like to view. As your home buying search progresses, we will keep you continually updated with any additional homes coming on the market that you may want to consider.

Viewing Homes

You can select a day or days that are convenient for you to begin looking at homes.

Financing

Once we have completed the home inspection and feel comfortable moving forward we will instruct the lender to order the appraisal which will be performed to determine that the price you are paying for the home is adequate within the market place. After the appraisal has been completed, the lender will send the appraisal to the underwriter for review to ensure the purchase price is fair and there are no repairs needed.

Signing

Once the lender has all of the documents needed along with the appraisal, the file will go to final underwriting where the underwriter will verify employment again and review all documentation gathered to obtain a loan. Upon approval of final underwriting the lender will have the documents drawn up which will then be sent to the title company. The title company will prepare all of the documents and we will schedule a time for you to sign them.

Closing

After all parties have signed the documents with the title company, the lender will wire the funds and the file will be released for recording. Once we are informed that the home has recorded (this can take a day or two after everyone signs) we will notify you that you are officially homeowner’s!

Writing an Offer

After you have decided which home you would like to purchase we will sit down together and discuss what you want to offer. We will conduct research and inform you on our opinion of the home’s value in today’s market. Once we have agreed on an offer to submit, we will draft all of the paperwork for you to review and sign.

Negotiating a Deal

Sometimes the initial offer is not accepted and the seller will counter. We will advocate for you as the buyer and negotiate with the selling parties to get you a fair and reasonable offer.

After Your Offer is Accepted

After your offer has been accepted by the seller, we will schedule a home inspection at a time that is convenient for you. The inspector will perform an in depth home inspection and provide you with a report for your review. We will review that report and discuss whether or not you would like to ask the seller to make any repairs to the home prior to your purchase. If major issues with the home are discovered, you will have the option to terminate the offer at this time.
